Leaders of the Real Estate and Housing Association of Bangladesh (REHAB) met with Housing and Public Works Minister Zakaria Taher Sumon on Wednesday to discuss the challenges and potential opportunities within the country’s housing sector. The meeting, held at the ministry headquarters, marked a significant step towards addressing the pressing concerns affecting both developers and prospective homeowners.
The REHAB delegation was led by President Md. Wahiduzzaman and included senior officials:
Senior Vice President Liaquat Ali Bhuiya
Vice President (First) Lion M. M. Auwal (former MP)
Vice President Engineer Abdul Latif
Representing the ministry were Secretary Md. Nazrul Islam and other senior officials. The discussions focused on the current obstacles in the housing sector, particularly the impact of implementing the Detailed Area Plan (DAP) on new residential projects.
REHAB leaders highlighted that certain DAP regulations and restrictions have led to a significant reduction in the number of residential units in new projects. This, they argued, could negatively affect the growth and affordability of housing in Bangladesh, potentially slowing down sectoral expansion and investment.
Minister Zakaria Taher Sumon listened attentively to the concerns and urged REHAB to submit a comprehensive written proposal detailing the sector’s challenges and potential solutions. “A structured proposal will enable the government to evaluate policy adjustments and facilitate effective interventions,” the minister noted.
Speaking after the meeting, REHAB President Md. Wahiduzzaman stated, “We are committed to preparing a detailed proposal promptly. Our aim is to assist the government in resolving existing challenges while promoting sustainable growth within the housing sector.”
The discussion also emphasised the need for improved collaboration between the private and public sectors to ensure that housing development keeps pace with the growing demand. REHAB officials expressed optimism that a coordinated approach would enhance the efficiency and dynamism of the sector, benefiting both investors and residents alike.
The key issues and proposed focus areas discussed during the meeting are summarised in the table below:
| Issue | Current Situation | Proposed Action |
|---|---|---|
| DAP Implementation | Number of units in new projects significantly reduced | Review and introduce flexibility in regulations |
| Sectoral Dynamism | Growth and investment slower than anticipated | Strengthen public-private collaboration |
| Housing Affordability | Potential negative impact due to reduced supply | Encourage policy adjustments and incentives |
| Project Approval Process | Lengthy and restrictive | Streamline approval procedures |
REHAB leaders expressed hope that the government’s active engagement, guided by REHAB’s forthcoming recommendations, would facilitate effective solutions to the sector’s challenges. Both parties agreed that the collaborative effort would contribute to a more vibrant and resilient housing market, meeting the needs of Bangladesh’s expanding urban population.
With the sector poised for significant growth, stakeholders emphasised that timely policy adjustments and open dialogue are crucial for sustaining housing development momentum across the country.
